    258 Apartments, 95 Condos Approved for Jeffrey Park in Italian Village

    The next two phases of the Jeffrey Park development were unanimously approved last night by the Italian Village Commission. That means another 258 apartments, 95 “condo flats” and well over 500 parking spaces (mostly in garages) will be added to the 40-acre site.

    Rob Harris of Wagenbrenner Development said that the plan is to break ground on both new phases in September, with the goal of having units ready for move-in by the summer of 2017.

    Although the approved designs featured significant changes compared to the plans Wagenbrenner brought to the commission last month, the general concept remains the same – Phase Four will be a series of three-story apartment buildings clustered around green space and hiding a large parking garage on the far eastern edge of the devlopment, while Phase Five will feature two four- and five-story buildings along North Fourth Street containing for-sale condominium units.

    Commissioner Josh Lapp said that the updated designs responded to requests from the commission for “more differentiation of materials and less monolithic design..in keeping with the diversity of architecture that exists throughout Italian Village.”

    He added that the fact that the buildings on Fourth Street “interface well with the street, utilize an alleyway, and hide parking were important feature for myself and other commissioners.”

    Wagenbrenner will still be required to return to the commission for approval of landscaping and streetscape plans for the new phases.
