    74 Urban Development Projects Under Construction in 2022

    2022 was a busy year for construction in Columbus, with many projects that were previously delayed getting started again. The University District once again tops the list – more projects are underway there than in any other neighborhood. Below, you’ll find our roundup of all of the development projects we’ve been tracking that were under construction throughout the year.

    University District

    Work continued all year on several large projects along High Street – a six-story building at Eighth and High, a 153-unit development at King and High – and just off High, work started on a 125-unit apartment complex at 50 E. Seventh Ave

    Other Weinland Park projects are also under construction – a six-story building and a five-story building from Marker Development, a development now called Lumen on Ninth, and the 4th and 5th development from Thrive Companies.

    Work continues on the multi-building 15th and High development, where the mixed-use building south of the district’s central plaza (now called University Square) is scheduled to open early in 2023.

    Just to the south, a Walgreens is going into the former Urban Outfitters location.

    The 12-story Harrison Apartments building on Lane Avenue was demolished and work is underway on its replacement.

    Work appears to have started on the renovation of the former Indianola Middle School and of the former Hudson Theater building.

    Progress has been slow at the Tompkins Studio development in Old North Columbus, but at least the sidewalks are no longer blocked off.

    OSU’s new Arts District is coming along – the Department of Theatre, Film and Media Arts is set to open in February. Meanwhile, work continues on the Wexner Medical Center’s new tower and on OSU’s new power plant.

    Three buildings on OSU’s new west campus – now called Carmenton – are set to open in the second half of next year: Energy Advancement and Innovation Center, Interdisciplinary Research Facility, and Wexner Medical Center Outpatient Care West Campus.

    Downtown

    Utility work under the streets near the North Market has started, but look for actual work to start on the new tower planned for the parking lot – now called The Merchant Building – in 2023. The development was awarded Transformational Mixed-Use Development tax credits from the state earlier this month.

    The plan from the Edwards Companies to renovate the PNC building and construct a new sunken plaza in front of it is underway, as is the developer’s new 13-story building down the street, and the long-stalled efforts to renovate the Madison’s and White Haines buildings on High.

    Work continues on an eight-story development on Grant, the Astor Park development next to Lower.com Field, and on The Residences at Topiary Park, which is being rebuilt after a fire destroyed the nearly-completed project.

    On the other side of the park, there has been significant progress on the CDDC’s affordable housing development.

    The first buildings have been completed in the first phase of The Peninsula, the long-planned redevelopment of the Scioto Peninsula, but work continues on the large project.

    On East Long Street, renovation work is under way on the building at the corner of North Fourth Street, and construction is underway on a four-unit project at the corner of North Sixth Street.

    And on Neilston Street, a new entertainment venue is on track to open in the spring, according to the developer.

    Near East Side

    Kelly Companies is partnering with Shiloh Baptist Church on two projects in the neighborhood that are currently under construction – one on Parkwood Avenue and the other on Mt. Vernon Avenue.

    Site work has started across the street from the Adelphi Quarter development, where a four-story building is planned. And further east on Long Street, a new infill project is under construction between Miami and 20th.

    The former Save-a-Lot on Main Street has been demolished and work appears to be starting on its replacement.

    Demolition has also happened at the corner of 18th and Oak, where a five-story building – to be called Triumph Apartments – is now under construction.

    A three-story apartment complex in Woodland Park is on track to open next summer, according to the developer.

    Franklinton

    The second phase of the Gravity project is on track to start opening in 2023 and across the street, work has started on Homeport’s McDowell Place.

    The second building in the new CoverMyMeds office complex off of Souder Avenue is nearly complete.

    Harriet’s Hope and McKinley Manor are also both under construction in the neighborhood.

    Harrison West

    Crews are still busy at Founders Park, and a new tower in the Westminster Thurber complex continues to rise on Neil Avenue.

    Work has started on the highly-anticipated redevelopment of this Neil Avenue shopping center, which we now know will feature a new Lucky’s Market.

    At 815 Michigan Avenue, the site has been cleared and a development plan first proposed in 2016 is now moving forward.

    South Side

    Livingston Avenue continues to be transformed by the expansion of Nationwide Children’s Hospital.

    The redevelopment of the former Giant Eagle store on Whittier is proceeding.

    Work continues on the redevelopment of the historic Hoster Brewery complex, known as Front & Fulton.

    Construction started in March on Lockbourne Greene, a 60-unit apartment complex at the corner of Lockbourne and Smith Roads.

    Grandview Heights

    The 55-acre Grandview Crossing development is taking shape, with more apartments and a food hall on track to open in 2023.

    Work continues on single family homes in Grandview Yard, and on a new, five-story building on Yard Street.

    On First Avenue, work appears to be mostly complete on a for-sale development called The Edington, but construction fencing remains up.

    Italian Village

    The southern portion of Jeffrey Park has remained a busy construction site throughout 2022, and The Lusso is now under construction to the north of that development.

    The long-delayed Parkside on Pearl project is finally going vertical near Italian Village Park.

    Linden

    The former Value City at the corner of Innis and Westerville Roads is being turned into a modular home factory.

    Work continues on Mulby Place on Cleveland Avenue.

    Upper Arlington

    Senior housing is rising on the former Macy’s site at Kingsdale Shopping Center, as is the Arlington Gateway development on Lane Avenue.

    Other Neighborhoods

    There’s been plenty of construction activity at the site of Central Ohio’s largest construction project – Intel.

    Construction started in February on Kaufman Development’s 158-unit, mixed-use project on the former IBEW site.

    Work continues on the development surrounding the Quarry Trails Metro Park.

    Also under construction – this affordable housing project near Easton, a new Rumpke facility on Joyce Avenue, affordable apartments on Sinclair Road, Brookwood Point in Berwick, apartments on West Fifth Avenue, and The Phoenix on Old Leonard Avenue.

    And work is ongoing on these projects we covered in Newark, Reynoldsburg, Obetz and Whitehall.
