    Another Apartment Complex Downtown Converting to Condos

    Another apartment complex Downtown is being converted from for-rent apartments into for-sale condominiums.

    Annex at LC RiverSouth is now taking reservations for condos starting at $245,000, according to the project’s developer, Lifestyle Communities. Constructed in 2009, the four-story complex is located on South Front Street between Town and Rich streets.

    A handful of the condos, which range from multi-level townhomes to flats, are currently listed online with a wider range of prices – on RedFin, a 1,300-square-foot, two-bedroom unit is listed for a little over $526,000, while a 468-square-foot one-bedroom is priced at just under $190,000.

    The news follows the announcement late last year that the Citizens Building at 51 N. High St. was undergoing a condo-conversion. The renovation of that building, which was largely empty at the time but once hold mostly offices, was completed in 2017.

    Both projects tout central locations as well as access to amenities in neighboring buildings.

    Residents of the Citizens Building are able to travel via underground tunnel to the Nicholas, with its parking garage and pool (both projects were developed by the Edwards Companies), while owners of Annex condos will get free gym membership and food delivery from the Goat restaurant (both located in Lifestyle Communities’ RiverSouth apartment buildings at the corner of High and Rich).

    Joe Peffer, Broker-Owner of Delicious Real Estate, said that both of the projects offer “superb locations,” although the units so far have not been selling as quickly as he anticipated.

    “I think that there has been a pent up demand for Downtown Columbus homeownership for a few years,” he said. “There is so much building happening around Downtown, but it’s thousands of apartments, not condos.”

    “With a continuing lack of availability for housing in general, and an ever-growing list of Downtown and adjacent amenities, I expect more and more buyers to consider Downtown Columbus condo ownership.”
