    New Condos in Italian Village Could Fetch $1 Million

    Marketing activities have begun on Jeffrey 25, a new condominium development currently under construction in Italian Village. The first phase of the project features eight townhomes, with price points varying from $469,000 to just shy of $1 million – the priciest one being a corner unit clocking in at over 3,300 square feet.

    Anthony DeWitt, Public Relations Director for the developer, Mulberry, said that the “response has been really good.” He added that at least two units may be spoken for already.

    The project, which went through a number of iterations before being approved by the Italian Village Commission, is located within the larger Jeffrey Park development. Residents of Jeffrey 25 would be offered access to the fitness center and pool that will be part of the Jeffrey Park community center located just to the north (at the southeast corner of First Avenue and North Fourth Street).

    Additional amenities include attached garages and rooftop terraces featuring views of downtown. DeWitt said that they are targeting spring of 2016 for completion of the first of the project’s 25 units.

    Another Mulberry project — the redevelopment of the parcel containing the Exile Bar at 901 N. Fourth — is on the December agenda of the Italian Village Commission. The latest plan calls for two new structures instead of one — a four-story, 20-unit residential building with ground-level retail, and a three-story building containing seven townhomes.
