More Apartments Proposed for West Fifth Avenue

Local developer Preferred Living is looking to add another apartment complex to its growing portfolio of projects in the Fifth by Northwest neighborhood.

The latest proposal is for 1010-1064 W. Fifth Ave., a block currently occupied by several one-story commercial buildings and parking lots.

Zoning documents submitted to the city show two proposed buildings – a five-story building facing Fifth Avenue, and a four-story structure to the north, situated between an existing alley and Sixth Avenue.

The two buildings would be separated by the alley. All together, they would hold 208 apartments, about 5,000 square feet of commercial space, and two internal parking garages with space for 362 cars.

Although the proposal was initially placed on the October agenda of the Columbus Development Commission, the request was tabled by the applicant, according to the city.

The project has yet to be presented to the full Fifth by Northwest Area Commission, and was not on the agenda of this month’s Development Commission meeting.

In August, the commission approved a separate plan from Preferred Living for a five-story, 180-unit mixed-use development on Chambers Road, and the company has two other projects nearby. The Essex apartment building, also on Chambers, was recently completed and is now leasing; while the Fairfax, at 1550 Kenny Road, is now open, according to the company’s website.

Preferred Living did not respond to a request for comment.

Other developers have also been active in the area. A plan from Elford Development to build an Aldi grocery store and 250-unit apartment building at the corner of Fifth Avenue and Edgehill Road got commission approval in September.
